GDS were appointed by Axis Europe Ltd and are pleased to be delivering these services on behalf of London and Quadrant Housing, with the works being funded partly under SHDF Wave 2.1 and ECO.
From the outset, GDS worked closely with L&Q to understand how they wanted to approach the retrofit works in conjunction with the planned asset maintenance works that were required. Retrofit assessments were carried out with access gained to all 204 flats, which confirmed the properties’ existing energy performance, with all data compiled using Elmhurst Energy software. The assessor and client team worked closely to be able to gain access to all properties over a period of three months.
The data from the assessments was then modelled in full SAP, to provide accurate detail on what measures should be implemented to achieve the client’s requirement that all properties, on completion of the works, achieve an minimum EPC ‘C’ rating and also have a space heat demand of at least 90kWh/m2.yr.
GDS populated and provided a project tracker to the client on a weekly basis as assessments progressed and coordination documents were prepared. The tracker contained information on the current energy performance of the properties as well as details of the documentation issued.
Strategies were issued to the client detailing the effect of the proposed retrofit works which included undertaking sample air pressure testing in archetype properties which would help to determine the required ventilation strategies for the properties on completion.
All retrofit coordination works were completed by GDS, ensuring that processes were in line with PAS2035:2019 requirements.
GDS also completed thermal modelling calculations (PSI calculations) to support the design of the external cladding, window replacements and roof renewals on all three blocks.
Works are currently on site and due to complete towards the end of 2025. GDS are currently undertaking regular monthly site visits over the course of the works to ensure compliance with the design and to enable suitable evidence to be gathered to adhere to Trustmark requirements ready for lodgement on completion.
